First Floor Extension Over Existing Garage

Dutch Barn Conversion to Offices

Barn Conversion to Office/Commercial
Dutch unused barn, in need of repair, to be converted into commercial units, providing office and playgroup.
Glazing
To the gables we provided large glazed panels to flood the inside with light, so the tenants could enjoy natural light, rather than always having to rely on internal light fittings.
Mezzanine Floor
We designed a mezzanine floor to increase floor area, which we provided a modern steel and glass stair and handrail for access, to give the buildings a modern feel internally.

Replace existing Conservatory with rear extension
As a lot of Clients find, conservatories do not offer the space anticipated. They get extremely hot in summer and very cold during the winter months. On a similar footprint to the conservatory, we designed an extension to provide usable space, which could be incorporated into the main house.
Low Pitch Roof
As technologies improve materials and techniques, roof tiles have been adapted to suit a shallower pitch, meaning we achieve a pitched roof, where we would normally have had to go for a flat roof option.
French Doors
Bi-fold or french doors to an extension connects the house to the garden and flood the room with light

Barn Conversion to Office/Commercial
Steel frame barn, in need of repair, to be converted into commercial units office units
Drawing Package
We not only provided the standard construction drawings, we also provided Electrical and Fire plans to ensure compliance with all current standards.
Natural Light
The client wanted to ensure we could get at much natural light into the office spaces, so the design provided gable feature windows to ground and first floor spaces.

Internal Layout
The existing layout meant a small kitchen and downstairs bathroom, which didnt suit a growing family.
First Floor Layout
The first floor side extension meant we could adapt one of the existing bedrooms into a bathroom, maintaining the house as a 3 bedroom property.
Side Extension
Increasing the footprint of the area to side of the main house and a new first floor extension over, meant we could provide a larger kitchen space and utility area.
